Insurance
- – The Body Corporate carries building insurance, as the Body Corporate owns the exterior of every building
- – For practical purposes owners and residents therefore only need to carry insurance to cover the loss of chattels and personal effects
Plumbing and cabling
- – Individual owners are responsible for plumbing and cabling which specifically conducts water, power etc just to their units
- – Where plumbing and cabling services a number of units the Body Corporate is responsible and liable for these
- – In the case of leaks from pipes, which are the responsibility of an individual owner, enter the property of another private owner, the owner of the property being leaked upon may take legal action against the first owner if the problem is not remedied quickly
- – In cases where private owners do not work together and quickly resolve a situation, the Owners” Committee may, in certain circumstances, instruct contractors to make repairs and the costs of these repairs, and any possible legal costs, will be passed on to the liable owner by the Owners” Committee
Keys
- – As units are privately owned there are no ‘master keys’ or spare key arrangements for Freemans Park
- – Residents need to make their own arrangements with regard to having spare keys conveniently located
