The role of our building and grounds manager

Freeman’s Park employs a building and grounds manager (BGM) to manage the maintenance of buildings – the common property and building elements and infrastructure that serve more than one unit – and grounds.  Our manager is Eddie Paunovic.

What the role covers

As BGM, Eddie manages Freemans Park on behalf of the body corporate – that is, all owners.

This requires:

  • organising maintenance works and remediation works with a number of contractors, tradespeople and consultants
  • overseeing expenditure of funds and the application of body corporate operational rules
  • ensuring health and safety regulations are observed.

Eddie is the first point of contact for unit owners and residents for matters concerning maintenance or rules. He manages enquiries via the 0800 line (0800 210 589) and email as above.

As the BGM, Eddie works closely with the body corporate committee and relevant sub committees, updating information on a regular basis as to progress on maintenance and grounds work.

What the role does not cover

The BGM’s role is not to give residents help or advice with matters concerning their own units.

The BGM’s role is not to resolve issues between residents, such as noise.

What’s been happening in 2019

In the first few months, in addition to his regular work like overseeing grounds maintenance by Garden Magic, Eddie has organised:

  • painting of 57A Hepburn St and 85 Beresford St West
  • clearing of storage areas to allow better use
  • washing of star blocks
  • the annual council inorganic collection.
